Can Mold Spread From One Condo To Another

Calculate The Extent Of The Mold Contamination

What is Black Mold and What are the Symptoms of Black Mold Exposure – Mold Busters

Mold may not always grow in one area, so you need to figure out how much contamination you’re really looking at. Calculating the extent of the contamination will impact how you approach mold removal and clean up. The goal of mold removal is to clean up mold growing within the home, and to avoid exposing homeowners to large amounts of mold.

The New York City Department of Health has developed guidelines for cleaning up mold contamination. These guidelines are widely used in the construction industry and recommend six levels of mold removal based on the square footage of the mold and whether or not the mold is located within the home’s HVAC system. Following the NYC DOH’s guidelines, available online, calculate the remediation level needed.

How To Choose A Non

Look for a non-medical mask made of a tightly-woven material and are made of at least two layers of material. The mask should cover your nose and mouth, should fit securely with no gaps and should feel comfortable. Non-medical masks also should not have any holes or valves that are open to air, as any opening can allow respiratory droplets to escape from the mask and enable the spread of COVID-19.

If you choose to make your own non-medical mask, Health Canada has developed sew and no-sew patterns for making masks at home.

Non-medical masks may not provide adequate protection from germs if they are not made of the materials recommended above or because they are loose fitting or not worn properly. As well, they can become damaged or the fabric can break down with time or with washing, which will reduce the usefulness of a non-medical mask.

Accessories that keep you from losing your mask, such as a lanyard to wear your mask around your neck when not in use, are not recommended as wearing a mask anywhere but properly secured around your nose and mouth contaminates the mask and encourages the wearer to touch, adjust and move the mask unnecessarily. When youre not wearing your mask, store it in a clean, breathable bag or container, such as an envelope or paper bag.

Remember, do not touch your mask while wearing it. Change your mask whenever it gets moist, dirty or damaged and launder with hot water or as directed by manufacturer before re-use.

How To Tell Whether You Have Mold

What Is Penicillium Mold?

Its not always obvious that mold is present, but these are things to look for, and be aware of:

  • Water damage: You’ll probably notice water damage and staining before you notice any signs of mold, because mold tends to grow faster inside the wall than on the surface. Thats why its important to address any moisture problems quickly.

  • Odor: One of the first signs that mold might be present is a wet, musty smell or the smell of moldy, wet building materials. These indicate a moisture problem that can lead to mold it doesn’t necessarily mean you have mold.

  • Spots: Black, gray, green, or brown spotting. Only testing can prove whether or not its mold, but if you see spotting on a surface like sheetrock that is or was wet, its worth testing, Gross says.

  • Health problems: Respiratory reactions including asthma are most common, though mold sensitivity can also cause headaches, irritated eyes, and skin rashes. Some people have symptoms immediately, for others, it develops over time. Note that not all types of mold cause health problems, and that not all black mold is toxic mold. To identify which type of mold you have, an industrial hygienist will need to collect a sample for testing.

If you do think you have mold, there are many at-home mold testing kits available. You can also hire a certified industrial hygienist to take air samples, perform a survey, and devise a clean-up plan.

Dr. Cohen is a snowbird, who usually resides in his South Florida condo six months out of the year. Upon returning from his stay up north, he finds that while he was away, his toilet overflowed, causing mold all over his bathroom.

This is a common issue for many snowbirds that do not reside in their condos for months at a time. Depending on the extent of the damage, this issue may not only affect Dr. Cohen, but may also affect his neighbors. If the incident is covered by Dr. Cohens insurance or the condo associations insurance, they must notify the insurance company within 14 days of the occurrence. If not, Dr. Cohen or the association must cover all the costs.

However, since Dr. Cohen and the association may not have known about the mold for months, since Dr. Cohen was out of town, the 14 day notice may have lapsed, leaving Dr. Cohen and/or the association responsible for the entire cost of the mold remediation, which can run up to $6,000.

Who Should Pay For Getting Rid Of Mold That Depends

Steve Wagner, a real estate attorney and partner at the firm Wagner Berkow & Brandt , says he has seen a steady stream of complaints and lawsuits that involve mold, in both old and new buildings. “People are far more aware now of whats needed to remediate, and the danger of living in a building where mold isnt properly remediated.”

If you bought in a newer building with mold, you may be able to sue the developer in certain circumstances.

If leaks and mold are the result of design defects and exist throughout the building, the board may want to consider a lawsuit against the sponsor or developer. Those kinds of cases are expensive, and may not be cost-effective for an individual, says Wagner. That said, Wagner’s firm has successfully secured a multi-million dollar settlement for an individual client in a mold-related case.

If you’re renting, you shouldn’t have to pay to remediate mold, experts say. Learn more about filing a mold complaint with the city.

A cost-effective way of forcing repair or remediation would be through housing court. These lawsuits are available to owners or renters in co-ops or condos, Wagner says. An abatement of rent may be available under warranty of habitability.

Mold: What Every Homeowner Fears But Probably Shouldnt

J.T. Burton, a real estate agent with Long & Foster, was looking for a home for his growing family. The father of 6-month-old identical twin sons, Burton found what looked to be an ideal house: a four-bedroom, three-bathroom Colonial in Potomac.

In this hot market, the property should have been snapped up quickly. But there was a problem: The house had mold, and under Maryland law, the sellers were forced to disclose it. That was enough to deter potential buyers. Although the house had been under contract for $650,000, it languished on the market for nearly two months.

Unlike the other shoppers, Burton saw the problem as an opportunity to snag a good house for a discount.

I knew how to address so, therefore, I wasnt scared off, he said.

Mold seems to be cropping up more often these days, and it is not only because it has been a rainy year. Experts say mold is not more prevalent these days instead, we are more aware of it. The way new homes are built may not be helping matters. New energy-efficient homes tend to be conducive to mold growth because of their tightness, which restricts air movement.

Theyre too green, said Nelson Barnes Jr., a mold remediation expert in the Washington area. Houses need to breathe.

Still, experts say that finding mold need not be panic-inducing. Understanding what it is, what causes it, how to address it and how to prevent it, they say, can help homeowners ensure that their homes environment is healthy.
