Odor is something all primers may have, but when the odor is too strong, it makes it hard for you to finish your work and it can actually be toxic.

Out of the two products, Kilz has a very distinctive odor compared to Zinsser. In fact, the odor is quite foul. This is why its a better alternative to use the water-based option, which has a less unpleasant smell.

Zinsser has its own odor too, but its not that bad when compared to Kilz.

    The Best Mold Killing Primer

When it comes to mold killing primers, there arent many products on the market that claim to actually kill mold. As far as wide spread availability, there is only one.

Zinsser Mold Killing Primer is the only product on the market that claims it not only prevents future mold growth but actively kills existing mold.

However there are a few notes to consider before slapping it all over active mold.

First, Zinsser does say that their mold killing primer is meant to be applied on smooth surfaces. If the surface is porous, the primer may not reach the mold in the pores and thus not kill it and allow for future growth.

Other products on the market that claim to kill mold are not available at your local hardware store, and thus dont need to be mentioned here.

Where You Should Use Zinsser Mold Killing Primer

Zinsser 276087 1 Quart White Mold Killing Primer for sale ...

Obvisouly use Zinsser Mold Killing Primer anywhere that youve already had any mold or mildew issues and have already addressed the source of the mold/mildew.

Using it as a preventative, I recommend priming your bathrooms with it, using it under sinks, priming basement drywall that has moisture potential, and anywhere else that may exposed to moisture / high humidity.

Personally, I have a large shop in my back yard that has had moisture issues around the bottom 2 feet and have had mold grow on my painted block.

I used Zinsser around the bottom two feet of my shop, painted a top coat over it, and have not had any issues since.

It Really Works If You Are Patient

    5/5 stars

This really worked on my fireplace mantle. I have bleached that mantle 100 times with no luck. I was concerned at first that this primer would not kill and cover the mold after the first three or four coats. Just dont expect to do a standard two coats for it to work. I have probably put ten coats or so on the mantle, but it absolutely did kill the mold and cover the dark discoloration. Just be patient and let it thoroughly dry between coats. The fungicide needs time to work. And be willing to do numerous coats. It saved me hundreds of dollars or more since I do not have to replace the fireplace mantle.

How To Choose Your Primer Type

Zinsser and Kilz are two brands that feature different types of primers, and you should choose them based on the surface you want to paint.

Latex primers, for instance, are great to use for multiple projects, and the cool thing is that you can use them both outdoors and indoors. Whats even better is they make it possible for the underlying material to breathe since they are vapor permeable. Some latex primers you can use in this regard include Zinsser Bulls Eye and Kilz Premium.

Shellac-based primers are also great, mostly because they can be used to cover very stubborn and bad odors and stains. But they work only for interior surfaces, and they also tend to be pretty expensive.

Then, you have oil-based primers for wood that can be used both inside and outside. They offer amazing coverage, and they can also seal the surface properly. So, they are great for exterior wood since this is often exposed to moisture and different weather conditions. Unfortunately, there are also some cons, such as the fact that they dont allow breathability, making them a bad option for drywall or plaster. Moreover, they dont adhere to galvanized metal.

You will have to pick a primer depending on the type of project you are working on. Zinsser and Kilz both have products made for challenging surfaces like masonry and bare metal. Zinsser features a great Metal Primer if you need to paint rusty or clean surfaces. Then, Kilz comes with a Concrete & Masonry Bonding Primer.

They will both bring generic primers to the table, and they also have bare wood primers, as well as indoor and outdoor primers. Besides, whats even better is that both brands come with different types of primers, such as water and oil-based ones.

    Kill And Clean The Mold

How To Apply Zinsser Mold Killing Primer

The first step is to kill the mold and clean the surface.

This is most commonly done by washing the area with bleach and water mixture.

Mix 3 parts water to 1 part bleach. The bleach mixture will kill the surface mold and help remove the stain color from your walls.

Make sure to wear a respirator and rubber gloves when using bleach as the fumes are toxic and bad for your skin.

Rinse the area with a wet rag to remove the bleach and allow the area to dry 100%. A fan and/or dehumidifier will help significantly.

Do Mold Resistant Paints Really Work

Mold resistant paint do absolutely work. They are proven effective and the antimicrobial used in them is FDA certified.

It is recommended however not to paint over existing mold as this will just cover the mold and allow it to continue to grow behind the paint.

Mold resistant paint prevents the future growth of mold only on the paint surface itself. They will in no way prevent mold growth in your drywall, framing or on other surfaces in your ceilings and walls.

Paint The Area With Mold Resistant Paint

Once your mold killing primer is dry, youll want to paint over the area with a mold resistant paint.

If you use regular paint over your primer, you are actually giving new mold a surface to consume and start new growth on.

Mold resistant paints work much like mold killing primers in that an antimicrobial is added to the paint that helps prevent future mold growth on your walls and ceilings.

How To Apply Zinsser Mold Killing Primer

There is really no special application process for this primer. Zinsser does recommend not thinning before you apply though.

A simple brush and roll application should be good for most projects. If you need to prime a ceiling, I highly recommend renting or purchasing a sprayer to help you with the task as rolling ceilings can be very difficult and result in causing more damage to the ceiling.

    Is Mold Harmful To Humans

Most molds do not create significant health issues for humans other than their mold spores.

In low quantities, mold spores are completely harmless and common in our everyday lives. The problem with mold spores is when they are found in large quantities.

Excessive mold spores can cause allergic reactions and respiratory problems in many people that include itchy watery eyes, sore throat, coughing and sneezing.

Some molds however are especially harmful to humans because they produce mycotoxins.

Exposure to high levels of mycotoxins can cause neurological issues and even death in some instances. The biggest harm to humans is prolonged exposure to these toxins when harmful mold is present in your home.

Mycotoxins are not found in all molds and the types of molds that produce mycotoxins are not identifiable through visual tests.

For these reasons, any mold in your home should be considered a problem and dealt with immediately.

Do It Right The First Time

    Zinsser mold killing primer

    Why it’s important to prime

Priming isn’t just an extra step in the painting process – it ensures that the work and money spent painting surfaces isn’t wasted. Use primer as a buffer between what you need to paint and the top coat you want to use to make sure that nothing interferes with the final appearance of your work.

    Reasons to prime:

    • Prevents top coat paints from flaking, scraping or scratching away easily by providing better adhesion to surfaces
    • Seals or bonds to difficult-to-paint surfaces, allowing regular paint to be used on otherwise impossible surfaces
    • Can cover and eliminate surface problems so that they can be painted directly over without repairs
    • Creates a smooth, uniform coating that ensure top coat paint goes on easily and evenly
    • Covers up bright or dark colors to help paint require less coats to achieve “true” color
    • Protects items from wear and weathering when used better than paint can alone

    Special Note About Mold

It is worth stating that I am not a mold remediation specialist, nor is Zinsser Mold Killing primer a professional encapsulation product. It is simply a primer that has agents added to help kill mold. I recommend hiring a mold specialist for large mold problems and only recommend this product for small mildew issues where the root cause has already been addressed.

    Protect Yourself And Your Home

The first step when dealing with mold is to make sure you are wearing the proper safety gear, most importantly a respirator so you do not breath in any spores or mycotoxins.

You should also seal off the area to prevent mold spores from going into other areas of your home. A HEPA vacuum and HEPA furnace filter will help clean the air as well.

What Should I Use To Kill Black Mold

    Zinsser White Water

For black mold, we would recommend vinegar which has proven to kill 80% of mold and is highly effective. It is the best choice for those searching for a safe, non-toxic cleaner. In food preparation areas such as kitchens, you can use white vinegar.

To apply it, you can mix it with water in equal measures. You are lucky if you have an old spray bottle, as this will simplify your work. It will be easy to apply any white vinegar, and therefore you can grab the one you can afford in your nearest store.

However, if the mold-killing primer you are using is high-performing like the ones we have recommended in this article, then you should worry less about removing the entire mold. So long as you apply your vinegar solution, then leave the rest to the primer. It would be best if you considered vinegar when removing black mold.

I Should Have Read The Instructions

    2/5 stars

I had an air-handler leak in the attic which stained the halls and bedrooms ceiling and walls. After fixing the problem, I washed the areas with TSP and rinsed several times before letting the surfaces dry out for two years.

I was planning to use this product to block the stains before applying a primer topcoat. But the instructions clearly state use for non-porous surfaces only which means china coat surfaces in my case and not the drywall I have.

Since I dont believe I have an active mold issue, Ive done an experiment. Used this product combined with their Stain Blocker product in the hall and just the Stain Blocker in the BR. They both look fine now the true test will be in several years.

I think Zinnser needs to clarify very specifically where the product should NOT be used.

How To Clean And Paint Over Existing Mold On Your Walls And Ceilings

Im not going to be addressing mold found in framing, attics or other areas in this post. That is for a different website.

What were focusing on in this post is mold on your walls and ceilings that needs to be addressed through painting and drywall.

If youve found mold on your walls and its more than just surface mold when you find it, such as it goes into and behind the wall, then removing the drywall and replacing all affected areas is the best solution. You do not want to mask large mold issues with paint!

IMPORTANT NOTE: Bleach WILL NOT kill mold that is beyond the surface on the drywall. Mold loves porous surfaces like drywall. The problem with bleach is that it cannot penetrate all the pores in the drywall and kill all the mold. This is why mold will often return quickly to these areas.

If you have a significant mold issues on your walls or ceilings, you will always be better off cutting out and replacing the drywall in those areas.

If the mold is purely on the surface however, there are some simple ways to address the mold.
